Inspection questions, answered.
What does an HMO inspection check?
Fire safety (fire doors, alarms, escape routes and emergency lighting), room sizes, kitchens, bathrooms and WCs for the number of tenants, hazards such as damp, stairs, heating and security, and your certificates and management arrangements.
How long does an inspection take?
Usually one to two hours on site, depending on the size and layout of the property.
Do I need to be there?
No, but we need access to every room. Please let your tenants know in advance and have your certificates available if you can.
When do I get my report?
Usually within 5 working days of the inspection. It's released once the balance is paid, and you can open it on your phone with a private code or download it as a PDF.
Does my HMO need fire doors?
In most HMOs, yes: bedroom and kitchen doors onto the escape route usually need to be 30-minute fire doors with self-closers. Exactly what's needed depends on the layout and number of storeys, and the inspection tells you precisely which doors, alarms and lighting your property needs.
Can you assess my property without visiting?
Yes. With our desktop plan review, you send the floor plan, room sizes and planned occupancy, and we check them against your council's HMO standards and tell you what's needed. It's ideal if your property is outside the areas we visit, or you want advice before booking an inspection. It's based only on what you send, so it's advice rather than an inspection report.
Is this a fire risk assessment or HHSRS assessment?
No. It's an HMO compliance inspection against your council's licensing standards. We look at hazards like damp, fire safety and stairs the way councils do under HHSRS, but it isn't a formal HHSRS assessment, a fire risk assessment or a building survey.
